Our apartments and life lease condominiums are designed for residents in good health and living independently. Conveniently located beside the Agincourt Mall, south of the Tam O’Shanter Golf Course, and near the Agincourt District Library, Stephen Leacock Community Centre, and Scarborough Grace Hospital, this accommodation is a non-smoking, and alcohol-free setting for ages 65 plus.

Shepherd Manor, built in 1976, is an independent seniors’ apartment building with 263 bright, fully equipped bachelor, one and two-bedroom apartments designed for active, mature adults.

Each apartment has a 4-piece bathroom with grab bars, kitchenette with a stove, refrigerator, sink and pantry (or separate kitchen in some rooms), convenient storage closet, private balcony, individual base-board heating thermostat, wall-to-wall carpeting, window sheers, wall sleeve for air conditioning unit, entry phone, and security channel viewing.

Shepherd Manor building features include: comfortable lounges situated outside coin-operated laundry facilities on each floor, a heated indoor swimming pool, fitness room, library, guest suite, and daily activities and events organized by the residents’ council.
There is currently a 2-3 year wait for a Bachelor and A-style one-bedroom apartment, and 3+ year wait for a two-bedroom apartment.

Shepherd Gardens, built in 1999, is a life lease residence with 115 modern, spacious one and two bedroom units, some with dens. Units range in size from 679 to 1284 square feet and typically sell for between $200,000 and $300,000, with a monthly fee of $450 to $775, including property taxes.

Residents of Shepherd Gardens have exclusive lifetime use of their units, under a Life Lease Occupancy Agreement, and have input into the operation of the complex through a residents’ council together with management which forms the nucleus of this not-for-profit venture.

When selling their life interest in Shepherd Gardens, the occupants retain 90% of the value of their life lease. Residents of Shepherd Gardens enjoy many of the same benefits of home ownership without the worries and responsibilities that maintaining a home can entail.

This life lease concept is especially suited for today’s active adults who wish to devote more time to the things that are important to them without the concerns of home maintenance and personal security.
