Shepherd Gardens units sold for between $185,000 and $300,000 in 2007.  They are individually metered and residents are billed for the hydro they consume. Residents are also responsible for contacting suppliers for cable television, telephone and insurance on their personal belongings.

Monthly Fees:

Regarding the chart below, the monthly property tax is based on the proportionate cost of the building’s municipal tax bill.  The monthly occupancy fee is based on the proportionate cost of the building’s operating budget.  This includes: hot and cold water, common area utilities (e.g., HVAC – heating, ventilating, and air-conditioning, water, lighting, etc.), parking, interior and exterior cleaning, maintenance of common areas and building, security services, management / administration costs, building insurance, and replacement reserve fund.
